Foundation Inspection Services in Leduc
Leduc has grown quickly since the 2000s, mostly southward into Southfork and the newer areas beyond it, while the older core around Telford and Alexandra stays much as it was. It's flat ground, which makes drainage the thing I pay closest attention to here. I inspect and report: 45 to 90 minutes on site, then a written report inside 48 hours with a photo for each finding. I don't quote or carry out repair work on any property I inspect.
On Flat Ground, Drainage Is the Whole Story
Leduc sits on level prairie. There's no valley slope doing you a favour and carrying water away, so almost everything depends on the grade the builder left, the downspouts, and whether the lot has been landscaped since. In the newer south-end subdivisions, that original grade is often only a few years old and still settling.
The items that come up most often on a Leduc inspection:
- Grade that has gone flat or negative — the most common finding here, and usually the cheapest thing on the list to correct
- Downspouts emptying beside the wall, or into a bed of decorative rock that holds the water there
- Recent construction in the newer south end, where backfill is still consolidating and warranty timelines may still be open
- Older core housing around Telford and Alexandra, where I'm reading long-finished settlement instead of fresh movement

What this is, and isn't. My inspections are observational — I record what is visible and accessible on the day and give you my honest reading of it. I am not a professional engineer and I don't produce engineering reports or certifications. If a finding warrants an engineer, the report says so.
Leduc Foundation Inspection FAQs
My Southfork house is nearly new. Is an inspection worth the money?
New construction is precisely when this is useful. Backfill is still settling, grade is still moving, and if you're inside a warranty window, a documented finding is something you can act on rather than argue about later. It also gives you a baseline to compare against in ten years.
How soon can you get out to Leduc?
Typically same-week availability, and I reply to every enquiry within 1 business day. If you're working against a condition deadline, say so when you call and I'll tell you straight away whether I can meet it.
What will it cost, including the drive?
$129 condo or townhouse, $179 single family, $249 large or complex. Leduc is outside Edmonton, so a modest travel fee may apply — I'll confirm the exact all-in total before you book. Upfront pricing means the number I say on the phone is the number on the invoice.
Water pools beside my house every spring. Is my foundation failing?
Standing water against a wall is a real problem, but it's usually a grading and downspout problem before it's a foundation problem. On flat Leduc lots I see this constantly, and it's far more often solved with soil and an extension than with anything a repair crew would quote you for.
Can you also do the repairs, or recommend someone?
I don't quote or carry out repair work on any property I inspect, and I leave the choice of contractor to you. Once you have the report, getting two or three quotes against the same written findings and photos means everyone is pricing the same job, which makes the quotes worth comparing.
