Documented Foundation Inspections in Edmonton, Alberta
Not a fifteen-minute walkthrough. I spend 45 to 90 minutes on your foundation, then send a written report within 48 hours with a photograph behind every finding — and I don't quote or carry out repair work on any property I inspect.

A Free Fifteen Minutes Tells You Very Little
A foundation rarely gives up its story at a glance. The crack matters less than its width, whether it has moved, where the water is going outside, and whether the doors on the far side of the house are telling you the same thing. That takes time, and it takes writing things down.
So I book 45 to 90 minutes, photograph every finding, measure what can be measured, and send you a written report within 48 hours. After about 30 years around foundations in this region, most of what I bring is knowing which of it genuinely fails and which of it only looks alarming. I don't quote or carry out repair work on any property I inspect.
What You Get for the Fee45-90 Minutes On Site
Enough time to walk the basement, the slab, the exterior, the grading and the drainage — and to check something twice before I write it down.
A Photo Behind Every Finding
Nothing goes in the report without an image showing exactly what I saw and where. Months later you can still see it for yourself.
A Document You Can Hand On
Your written report arrives within 48 hours and is yours to give to a lawyer, insurer, buyer, realtor or contractor.
What Separates a Look from an Inspection
Plenty of things get called a foundation inspection. What you should be asking is how long someone spends on the property, what you are left holding afterwards, and how much they have seen before.
Time, Not a Walkaround
A foundation is a system — walls, slab, grading, drainage, and the doors and floors above them. Covering all of it properly takes 45 to 90 minutes, and I book that time on every inspection.
Written Down and Photographed
Every finding goes into a written report with a photograph and, where it can be measured, a measurement. You get it within 48 hours, and you can hand it to anyone.
Knowing What Actually Fails
Most of the value is knowing what does not matter. About 30 years around foundations in this region is what tells the difference between a wall that is moving and one that has simply cured with a crack in it.

What an Inspection Doesn't Include
My inspections are observational assessments, not structural engineering reports — I'm not an engineer and I don't issue engineering certifications or stamped drawings. An inspection also doesn't come with a repair quote: I don't quote or carry out repair work on any property I inspect. If my findings indicate the need for an engineering evaluation, I'll say so and recommend appropriate next steps.

What I Look For — and What You Might Be Quoted
I document what's actually happening with your foundation, and I'll explain any repair method a contractor has put in front of you. The last two photos are repair methods commonly quoted in Edmonton, shown so you can recognise them.

Horizontal Cracks
A sign of lateral pressure — one of the things I look for.

Vertical Cracks
Often just concrete curing — width and movement decide.
Carbon Fiber Strips
A reinforcement method contractors quote. I can tell you what your wall is actually doing.

Crack Injection
A common crack-sealing method contractors quote. Useful to recognise when you see it in an estimate.
Clear, Professional Documentation
Every inspection includes a comprehensive report you can use however you need — whether you're buying a home, selling, or just want peace of mind about your foundation.
- Detailed photo documentation

- Grading and drainage observations
- Recommended next steps
- Third-party reference ready
What My Clients Say
Homeowners, buyers, and realtors who wanted an assessment with nothing attached to it.
“I recommend these inspections to all my clients. Having an independent assessment protects everyone in the transaction and makes deals go smoother.”
“I had three repair companies tell me I needed $30K in foundation work. This independent inspection showed the cracks were cosmetic. Saved me a fortune and so much stress.”
“Finally, an inspector who isn't trying to sell me something. The report was thorough and helped me negotiate the home purchase with confidence. Worth every penny.”
