Foundation Inspection Services in Sherwood Park
Sherwood Park has been built out in waves since the 1950s, and you can walk from a sixty-year-old bungalow to a subdivision that isn't finished yet in about twenty minutes. Those two houses need very different questions asked of them. Thirty years around foundations is what tells me which questions to ask of which house. I ask them, spend 45 to 90 minutes on it, and put the answers in a written report with a photo for every finding. I don't quote or carry out repair work on any property I inspect.
Two Sherwood Parks, Two Kinds of Inspection
The older core — Broadmoor, Glen Allan, Mills Haven — is largely 1960s and 70s housing on established lots with big trees and drainage that has had decades to change. The eastern and southern edges of the hamlet are recent large-lot subdivisions where the ground was disturbed and backfilled within living memory. In one, I'm reading fifty years of history. In the other, I'm checking whether the first few years have gone the way they should.
What I most often flag in Strathcona County homes:
- Settlement of backfill around newer homes, which pulls grade back toward the wall in the first several years
- Shrinkage cracking in newer poured walls — extremely common, rarely structural, but worth knowing about before you buy
- Aging drainage in the older core, where original weeping tile has never been touched
- Walkout and split-level lots, where sloped ground makes where the water goes far more important

What this is, and isn't. My inspection is observational — I document what is visible and accessible on the day and give you my honest read of it. I am not a professional engineer and I don't provide engineering reports or certifications. Where a finding calls for an engineer, the report says so directly.
Sherwood Park Foundation Inspection FAQs
My house is four years old. Isn't it too new to need this?
The first few years are exactly when new-build issues show up — backfill settling, grade sloping back toward the wall, shrinkage cracks opening. It's also when you may still have warranty coverage. Documenting the condition now is worth far more than discovering it in year eight.
How long does the inspection take?
45-90 minutes on site. A townhouse with an open basement is at the short end; a large two-storey with a finished basement and a walkout takes the full hour and a half.
The basement is fully developed. Can you still tell me anything useful?
Yes, though I'll be honest about the limits. I read what I can access — exposed corners, mechanical room, floor levels, exterior grade, the pattern of what's showing at the edges — and the report states plainly which walls I could not see. I'd rather list what I couldn't check than pretend I checked it.
What does it cost in Sherwood Park?
$129 condo or townhouse, $179 single family, $249 large or complex. A modest travel fee may apply outside Edmonton — I'll give you the exact total when you call, before you commit to anything.
Will you fix what you find?
I don't quote or carry out repair work on any property I inspect. What you get from me is the assessment and the paperwork: what I found, a photo of each item, and whether it is something to watch, something to deal with, or something an engineer should look at. Where to go from there is your decision.
